Paint Adhesion Basics

Paint bonds to clean, solid substrate. Chalk residue from old paint, dirt, algae, and mold create a barrier between the new paint and the surface, preventing proper adhesion. Even paint that appears to go on smoothly can begin peeling within one to two seasons if applied over a contaminated surface. Painters know this — most quality paint contractors require or recommend surface washing as part of their pre-work process.

Mold and Mildew: The Hidden Threat

Mold and mildew organisms don't disappear under a coat of paint — they grow through it. Painting over active mold causes dark staining to bleed through the fresh paint within months. Worse, the mold continues to deteriorate the substrate beneath. Soft washing with a biocidal solution kills mold at the root before painting, providing a clean, dead surface for paint to bond to.

Soft Washing Is the Right Method

Pressure washing before painting is problematic — it can drive water into substrate, loosen wood fibres, and raise grain on wood siding. Soft washing uses low pressure and biodegradable cleaning solutions to clean effectively without these risks. The surface dries faster after soft washing than after pressure washing, reducing the wait time before painting can begin.

Required Drying Time

After washing, surfaces need 24–72 hours to dry completely before painting (longer in humid or overcast conditions). Painting over a damp surface traps moisture under the paint film, leading to blistering. Plan your wash job at least 2–3 days before the painter arrives to ensure a fully dry surface.
