Asphalt vs. Concrete Driveway Sealer: Key Differences Explained

Asphalt and concrete are completely different materials that require different sealer chemistry. Using the wrong product โ€” applying concrete sealer to asphalt or vice versa โ€” won't just fail to protect your driveway; it can actively damage it.

Asphalt Driveway Sealers

Asphalt driveways are sealed with either coal tar emulsion or asphalt emulsion sealers. Both fill surface pores, creating a barrier against water, UV radiation, and chemical penetration. The sealer replenishes the binder oils in the asphalt surface that oxidize and dry out over time โ€” the process that makes asphalt turn grey and brittle.

Coal tar sealer provides harder, more durable protection and better resistance to gasoline and oil spills. Some Ontario municipalities have restricted its use due to environmental concerns.

Asphalt emulsion sealer is the environmentally preferred alternative โ€” lower VOCs and the standard for most Ontario residential driveways.

Never Use Concrete Sealer on Asphalt: Concrete sealers are formulated for alkaline, porous mineral surfaces. Applied to asphalt, they may not bond correctly and don't address asphalt's oxidation issues.

Concrete Driveway Sealers

Penetrating sealers (silane-siloxane, siliconate) absorb into concrete pores and chemically react to create a water-repellent barrier below the surface. They don't change the appearance and provide excellent protection against freeze-thaw damage and road salt โ€” the recommended choice for most Ontario residential concrete driveways.

Film-forming sealers (acrylic, epoxy, polyurethane) create a coating on top of the surface. Better suited for decorative concrete and covered surfaces than fully exposed Ontario driveways, where freeze-thaw cycling can cause the film to peel.
